How to Add Tenants to Your Rent Roll in U-Rite

Users often begin building a model but aren’t sure how to properly add tenants to the rent roll or which tools U-Rite provides to speed up the process. Adding tenants is a critical step in underwriting, and U-Rite offers multiple methods, including manual entry, bulk actions, and automated table import to streamline the workflow.

To add a tenant, open your model in Excel and navigate to the Rent Roll sheet. Each row represents a unique space or lease, and U-Rite uses this information to calculate revenue, recoveries, and lease timelines. You can enter tenant details manually, or you can use one of the three action buttons located above the rent roll to add data more efficiently:

1. Import Table (with Image-to-Table Conversion)

The Import Table button lets you upload a formatted rent roll table directly into the model. You can import from:

  • A clean Excel table
  • A CSV file
  • An image or scanned document using U-Rite’s computer vision extraction tool

If you upload an image or screenshot of a rent roll, U-Rite’s vision model will detect the table, extract tenant rows, and convert them into editable entries. This is especially useful for scanned PDFs, legacy files, or broker packages.

2. Add Multiple

If you know you need several rows at once, such as entering 5–10 tenants, you can use Add Multiple to generate a block of blank rows instantly. This saves time versus adding tenants individually.

3. Add (+)

The Add + button inserts a single new tenant row directly below your current selection. This is ideal for one-off additions or small adjustments.

Manual Tenant Entry

Whether using the action buttons or entering data directly, make sure each tenant row includes:

  • Tenant Name
  • Suite / Space Identifier
  • Lease Start and Expiry Dates
  • Area
  • Base Rent and Rent Increases
  • Lease Type (Gross, NNN, Base Year, etc.)
  • Recoverability settings

U-Rite automatically validates these fields and flags missing information, helping catch issues before you run your calculations.

After Adding Tenants

Once your tenants are entered, run a calculation from the U-Rite ribbon to generate updated revenue, recovery, and occupancy projections. These outputs will update dynamically as lease assumptions change.
